The Concept
Several
years ago, I personally experienced the new way of selecting a home - the
internet. This powerful tool opened up to me a vast array of home choices
at the click of a button that my otherwise busy schedule would not have afforded
me utilizing the old tools of neighborhood drive bys and calling on listing
agents. I now had hundreds of homes I could look at in the comfort of my
own home. Exciting in the beginning, this task became very daunting as I
sifted through volumes of poor quality photographs which eliminated my interest
in wanting to see more. Clearly the real estate market had not capitalized
on the power of the internet.
The Study & Its Findings
Being a professional photographer and frustrated by this experience, I
decided to recruit a team of analysts to perform a study to validate what I
believed would move the real estate buying and selling experience to a whole new
level.
We began by selecting in excess of 4000 homes and categorizing these homes by
similar demographics, architecture, square footage, and pricing. To enhance our
study we selected 2 geographic metropolitan locations - Albany, New York on the
East Coast and Phoenix, Arizona on the West Coast. We then divided these homes
into two groups based on the quality of their photographs. The following data
was collected to be used in our analysis: total number of days on the market and
total number of price reductions to obtain a final sale.
After two years of data collection and
analysis, my beliefs were validated. Our data showed homes with higher quality
photographs had a:
-
23%
decrease in the amount of days on the market
-
77%
decrease in the total number of price reductions
RealtyShooters
Is Born
Upon review of the data, the idea emerged of teaming up architectural
photographers with people looking to sell their homes as a way to increase a
homes walk through traffic and sales price, while decreasing the homes days on market.
Several tests where then applied to the market by working with local real estate
agents who entrusted us to shoot some of their listings. Through comparative market analysis we found that our
hypothesis was correct; we could provide real estate agents and their clients
with a
fast and effective way to market their house professionally.
With our successful combination of professional photographs, video, and advanced
listing techniques......RealtyShooters
was born.
